GREEN BUILDING INDEX FACILITATOR CONSULTANCY SERVICES

SCOPE OF BASIC SERVICES

STAGE 1 – GBI BRIEFING & PRELIMINARY DESIGN EVALUATION

  1. Brief Client and Design Team on GBI system;
  2. Gather all necessary data from Design Team to complete an initial evaluation to determine the preliminary GBI Design score for the building.
  3. Make recommendations to the Client on the options available to comply with GBI certification,
  4. Identify areas of the preliminary design that can be improved to meet the requirements to be GBI certified,
  5. Make preliminary cost estimates of the cost of these areas of improvements.

STAGE 2 – DESIGN RECOMMENDATIONS

  1. Work with Client and Design Team to set GBI target/s and advise on the preliminary cost to meet the required target/s by;
    1. Conducting preliminary GBI Charade workshop with Client and Design Team,
    2. Perform energy calculations to determine the projected BEI and advise on alternatives.
  2. Provide advice and conceptual recommendations on design and technical specifications to improve the basic GBI Green components,
  3. Assist Client to apply for GBI registration.

STAGE 3 – DETAILED DESIGN & TENDER

  1. Provide GBI related design briefs on the improvement works agreed by Client,
  2. Assist Design Team to obtain information required for the preparation of design drawings and documents relevant to GBI,
  3. Assist Design Team to prepare tender drawings and specifications and selection of materials and equipment for the Green Features selected,
  4. Conduct periodic milestone review of developed design and specifications for these to be in line with the design concept for GBI certification, including conducting GBI Charade workshops to finalise GBI Design rating compliance,
  5. Assist Design Team in the tender evaluations and tender interviews relating to the Green Features selected,
  6. Provide advice and recommendations for additional requirements necessary to achieve GBI certification. Attend meetings that are related to GBI Green matters,
  7. Collate required information from Design Team for submission to GBI certifier,
  8. Assist Client to make the necessary applications for GBI Design accreditation to GBI certifier and co-ordination with the GBI Certifier,
  9. Co-ordinate and chair GBI presentation to GBI certifier for the Design Rating Assessment. Lead presentation to GBI certifier and clarify any questions raised by GBI certifier if required.

STAGE 4 – CONSTRUCTION & COMPLETION

  1. Assist Design Team to brief contractors on GBI requirements during construction,
  2. Assist and advise on construction methods for monitoring, recording and documentation to comply with GBI requirements,
  3. Monitor construction site activities and document records for compliance and submission to GBI,
  4. Conduct periodic inspections to ensure Green features are implemented in accordance with drawings and specifications and original design intent,
  5. Assist and advise on Testing and Commissioning needs,
  6. Lead Design Team to prepare Building User Manual for GBI assessment,

STAGE 5 – FINALIZATION & CVA SUBMISSION

  1. Co-ordinate and chair GBI presentation to GBI certifier for ‘Upon Completion Assessment’
  2. Within 12 months after Completion or upon achieving 50% tenancy occupation, whichever is the earlier, lead the Design Team to collate all energy records and conduct Post Occupancy Evaluation (where desired), and submit to GBI certifier to verify building performance for issuance of GBI certification.

OPTIONAL SERVICES

  1. Provide Commissioning Specialist services at onset of project until GBI Verification Assessment;
  2. Provide Post Occupancy verification and re-commissioning to suit tenancy fit-outs (if not covered under Option 1 above);
  3. Conduct detail energy modelling based on dynamic hourly analysis for GBI Gold and Platinum where required by GBI Certifier;
  4. Carry out daylight simulation modelling;
  5. Carry out CFD modelling.

SCALE OF BASIC FEES

Fees for services offered will vary depending on the following key factors:

  1. The scope of services required as listed above. Cost breakdown for each stage are listed below.
  2. The type, complexity and GBI targets of the project. Generally more complex projects and higher GBI targets cost more
  3. The scale of the project. Larger projects generally cost less per square meter of floor area.
  4. Additional scope over those listed above under optional services will incur additional cost.
  5. Discounts are available for repetitive works as listed below.
